There are a many reasons to consider downsizing your home: the kids have moved out, you want more time to spend time on something other than home maintenance, you'd prefer less interior or exterior steps, or you are looking to save on mortgage payments. Whatever the reason, you are likely weighing the benefits: less consumption, lower utility bills, and potentially lower mortgage payments — versus the disadvantages: less room for belongings and guests as well as the lifestyle changes that less space necessitates.
If you have determined that the time is right to downsize, you first need to determine what type of living situation fits you best. Is a condominium or retirement community for you? Or would you be happier living in a smaller house? Do you want to take care of more or less outdoor space?
After that has been established, think about where you want to live. Maybe the house you are in now was conveniently located near the office... but if you're retired, why not move closer to the grand-kids, get out of the city, or move somewhere you've always wanted to live?
Once you know where you want to live, take stock of your belongings. What can you comfortably live without? Donate or sell any unneeded furniture, utensils, clothes, or miscellaneous items. Try locally-owned kashless.org or CraigsList.org. Better yet, ask the kids to move these items to their own homes.
Figure out your storage needs for furniture, kitchen items, clothing, pet supplies, tools, and hobby equipment.
